Six plots of land by a river in Curca, Goa. Each sold individually to six families who actually want to know their neighbours. Around them, a shared layer — pool, gym, yoga studio, gardens — that the six households own and run together. Think of it as six private homes with one shared backyard that happens to be really nice.
Good eye — those are design inspiration from some of India's best architects (credited under every photo). Nothing is built yet. That's the point: you buy the plot, and your villa gets designed with you, not for some imaginary average buyer.
No. This is a private land parcel being sub-divided among six founding households. There's no sales team, no marketing budget, no "limited period offer." Just a good plot, a plan, and a preference for neighbours who'd rather garden than complain about the garden.
No. It's a living community. Some of us work remotely, some consult, some are plotting their escape from the corporate treadmill. If your idea of a good morning is a swim and a garden before a Zoom call — you'll fit right in, whatever your age.
Simple version:
  1. You buy a plot — individually owned, legally yours, registered in your name. Plots start from ₹1.2 Cr onwards.
  2. You build your villa — with the project's design-and-build support, or with your own architect. Construction is a separate contract, entirely between you and the builder.
  3. You automatically become part of the owners' association that holds the shared amenities.
Three separate things, three separate agreements. No bundling, no mystery math.
Plot (from ₹1.2 Cr) + construction (depends on your taste — a comfortable, well-finished villa of ~2,700 sq.ft is a known range we'll share transparently when we talk) + a modest annual maintenance for the shared amenities. We'll walk you through real numbers on a call, not in a brochure footnote.
Yes. Your plot, your timeline. Though fair warning: once your neighbour's garden starts producing tomatoes, you'll want to catch up.
Absolutely. Design-and-build support is available if you want it, but there's no obligation. The only guardrails: G+1 height, and respect for the shared design sensibility — light, water, courtyards, nothing that blocks your neighbour's breeze.
Yes — proper sub-division, individual survey numbers, individual registration. You own your plot outright. The amenity parcel (pool, gym, gardens) is held jointly by the six-owner association. Not by any individual, not by any company.
It should sound scary — it's the right question to ask, and anyone who brushes it off is waving a red flag. Here's where we stand: title due diligence is being done by an experienced local property lawyer — non-negotiable before any transaction. The parcel has Sanad (conversion) and CRZ clearance, with provenance documentation available. About 80% of the diligence checklist is covered; remaining panchayat and taluka papers are in progress. Nothing proceeds, for anyone, until title is 100% clean. We'd rather lose a sale than buy a lawsuit.
Not just can — should. We'll share everything with your lawyer. If two lawyers agree the title is clean, that's a good day for everyone.
A virtual/organizational layer — not a commune, not a cult, not a timeshare. It's the owners' association plus a shared intention: families who want to thrive together. Decisions about shared spaces are made openly by the six households, books are open, rules are written down. Your home is your castle; the commons are our garden.
Then don't. Privacy is a design feature, not a bug. The community is there when you want a sunset on the river deck — and invisible when you want to be a hermit for a week. No mandatory anything.
It's your home — a second home that earns until it becomes your forever home is exactly how several of us think about it. The association will have sensible, collectively-agreed norms so the place stays what it is.
